Financial Structure

All units and apartments are offered on a premium lifetime lease basis for which a lump sum “Ingoing Contribution” is payable.

Ongoing fees take two forms:

  1. A Deferred Management Fee (DMF) deducted from your ingoing contribution upon departure. When you leave the Village your ingoing contribution is refunded less the deferred management fee. This is explained in detail in the “Retirement Living Information Booklet” which can be downloaded from the Download Brochures and Forms section of this website or by contacting Fairview Village Sales Manager on (03) 5623 2752.
  2. A Monthly Service Fee which pays for ongoing maintenance of your unit or apartment, the emergency call system, shire and water rates, maintenance of common areas, public lighting, building insurance and a portion of contents insurance.
